Standard home inspection

What's included in a standard home inspection?

​The roof is one of the most costly and important structures. We will examine the roof, its structure, shingles/tiles, flashing, gutters, downspouts, and more.

Attic, Ventilation & Insulation
​We will examine the attic to ensure it is properly ventilated,, assess the level of insulation, and more.


Foundations, Basements, and Crawl Spaces
​We will examine the foundation, crawlspaces, and basements to look for signs of things like past water damage, foundation cracking or shifting, and other potentially expensive issues.

Doors, Windows & Interior
We will check doors and windows for proper sealing and drafts, signs water damage, and more. We will also check the condition of all interior spaces.


This includes the exterior walkways and doors, siding, eaves and soffits, fascia, paint, and other such elements of the home’s exterior.


Visible portions of the fireplaces & chimneys, lintels, damper doors, and cleanout doors & frames.


Grading and Drainage

We examine the grading around the home for proper drainage.




We will test and examine the HVAC systems including ducts, filters, furnaces, air conditioning units, and measure their temperature splits to ensure they are performing properly.

We will test and examine all installed appliances like dishwashers, microwaves, ovens, and garbage disposals.

Electrical Systems
We will check both interior and exterior electrical systems including service drops, service masts, grounding, outlets, meters, circuit breakers, and other such systems.

​We will check all plumbing fixtures for proper function, including tubs, sinks, hoses, showers, and look for leaks and other such flaws.

Thermal Imaging

Thermal Imaging, also known as infrared thermography, is a state-of-the-art detection technology that can greatly benefit a home.

Mold Consultation/Inspection

Our testing services will determine the type of mold at the property with air and tape samples. Then the results we get will determine the way we go about remediation of the mold.

Pool and Spa

​Circulation, heating, filtering, electrical, and possible safety issues.

Foundation Level Inspection

We use state of the art Zip Level technology to measure elevation changes throughout the foundation and provide you with a detailed report. 


WDI/Termite Report

​A Wood Destroying Insect Inspection Report, commonly abbreviated as WDI or WDIR, is a report that details findings from a thorough visual inspection of a home by a certified inspector.

​Engineer's foundation certification

​In order to qualify for financing through FHA, HUD, or VA, it must pass the Manufactured Home Engineering Certification.

Septic System Inspection

It is in the interest of a prospective buyer to insist that the septic system be inspected before they purchase the home if it has not been done recently.

I'm Casey Herbert and this is my wife Amanda were owners of Casa Lago Home Inspections in Canyon Lake, Texas. I've been in the quality control business for over 20 years. I wanted to learn everything I could about home inspections and how to perform them thoroughly so I enrolled and graduated from the All American Training Institute and started this business in 2020. we've been hitting the ground running ever since.
